+ A great location if you plan on doing the Queens Park Parkrun. A 5 minute walk to the start. The price was fair. The staff member at check in was really friendly. - The soundproofing is terrible. You can hear conversations (or worse) from adjoining rooms. Also to ruin your sleep, there is a bright green safety light that can't be turned off? The check-in times are a bit cheeky, charging extra if you arrive after 9.30pm. The room was grubby. Stains on walls etc. It's in need of a proper clean.

Our party stayed in two rooms on Saturday March 28th 2026. I am taking into account the price paid was only £93 in total. check in is advertised as after 14.30 and we arrived at 17.00 with no problem finding a parking space and helpful staff on hand. the rooms are warm and clean. there was a kettle with supplies for several cups of tea or coffee No decaffeinated option. Bathroom had pleasant orange scented handwash liquid provided and smallish shower had shower gel provided. Bed was comfortable with good quality sheets .Bed was situated under the window so as near freezing outside there was cold draught and light pollution initially. Easily solved by weighing down the curtain bottoms on the wide windowsill. Steep narrow stairs to upper floor rooms. Noise transmission was a little excessive ,conversations in adjoining rooms audible. Wi-fi worked well. Wall mounted TV provided. Check out 10 am with £10 an hour charge if later. No breakfast provided [website out of date]

Its a budget hotel which is great value. Rooms comfortable, clean and tidy with all the facilities you'd expect at this price range. Warm welcome and good amount of free parking
